Changes to Building Regulations Charges

We have raised our building regulation charges for dealing with plans and site inspections for the first time since 2003, due to the increased time it takes us to deal with proposed plans and work on site.

The charges are set at a level to maintain a balanced budget over the next three years, and are still lower than the local average when compared to neighbouring councils' charges. If you have any questions or wish to discuss any aspect of the charges please contact Building Control.

The application proccess

The plans will be thoroughly checked by Building Control who will carry out any consultations necessary.

An initial assessment of the plans will be made within 15 days of receiving the application.

If the plans comply with currrent Building regulations an Approval Notice will be issued as proof within five weeks.  The Approval Notice is valid for three years.  However,  if the plans are unclear or do not comply with the Regulations, further details or revised plans may be required.  Sometimes a Conditional Approval Notice may be given if only a few details are required.

Revised plans

Revised plans must be received within the deadlines set or they will be rejected.  When the plans/further details are ready you can resubmit them at no extra cost provided they haven't changed significantly from the original application.

Work can start as soon as an application form has been submitted but you must give Building Control at least two days notice of the start date.  You do however, run the risk of breaching Building Regulations if work is carried out in accordance with plans that have not been approved.

A Building Control officer will inspect the work at various stages to ensure it complies with Building Regulations.  When the work is finished it will be inspected for a final time before issuing a Completion Certificate.
